Description

The Atrium Hotel is a 4 star rating hotel. The HotelsConsult.com was addressed by developer with its greenfield project. We were involved in project management from the beginning of architectural planning, investor relations, project financing till the hotel start-up.

 

The provided services were accepted as a key project solution in investment feasibility, in business model proposal also we processed a structure of financing for the bank risk advisor.

 

The following activities were realized and aimed at franchise relationship management, construction cost supervision, FF&E standard specification, FF&E planning, processing of a risk and sensitivity analysis based on credit criteria, also hotel operating agreement supervision, turn-key investment valuation, business plan and financial plan processing according to bank’s standard of credit application.

Description
The OREA Hotel Company owns a franchise and portfolio of 17 hotels, with 2100 rooms. In connection with asset pricing, We prepared the financial and technical due diligence reports together with 3years of historical data analysis.
 
The CAPEX valuation, PMS statistics, and Czech accounting data were transformed into 12months profit and loss statement, and into 10years cash-flow projections. Milos processed the asset value and GOP profitability of particular property; also he prepared the GOP valuation of this hotel chain as a collection of 17 hotels.
